Offices look like the last place with a pest problem, right up until someone finds something in the kitchen. Then it is everybody's problem and it is in the building group chat by lunchtime.
The actual problem
Staff kitchens combine food, warmth, water and a bin that is emptied on someone else's schedule. Cockroaches establish behind the dishwasher, under the sink cabinet and in the gap behind the fridge, which is exactly where nobody cleans.
Showers, lockers, bike stores and basement car parks are damp, warm and rarely inspected. In a lot of buildings this is the quiet reservoir feeding everything upstairs.
Riser cupboards, cable ducts and plumbing shafts run floor to floor. Treating a single tenancy while the risers are untouched is why a problem seems to move around a building rather than go away.
Office work is done outside business hours. Staff arrive to a treated floor rather than a technician under the kitchen bench during stand up.

Yes, and for a first pass that is often the right call. But if the source is in the risers, the basement or the building's waste handling, a tenancy treatment will not hold on its own. We will tell you which one you have rather than quietly re-treating every quarter.
No. Work is done outside business hours and surfaces are dry well before anyone arrives.
Either. Tenancy work is usually the tenant, common property is usually the building. If the problem crosses both, we will say so in writing so it is clear who needs to act.
